Abstract

The purpose of this paper is to examine an asymmetric volatility spillover across metropolitan area in Korea. To accomplish our purpose, in the first step we estimate volatilities of each metropolitan area by reflecting the results of the sign-bias test. In the second step, we divide total volatility of each metropolitan area into volatility into two volatilities (namely, volatility in up-market and volatility in down-market) to provide information about the dynamic relationship in the Korean real estate market. Finally, we separately analyze between volatilities in up-market and down-market by utilizing the up-market and down-market volatility spillover indices as in BenSaïda(2019). We found asymmetric connectedness of apartment housing prices across metropolitan area. The estimation results show that the up-market spillover is greater than the down-market spillover, which means that the down-market spillover has a greater impact on the Korean real estate market. More precisely, we found in the net volatility spillover that Seoul and Incheon transmit more up-market volatility than down-market volatility. In addition, since the mid-2010s, down-market spillover index has been more strongly transferred to the apartment housing price than the volatility of the down-market. We believe that knowledge of the volatility spillover will help policymakers assess the risk to the real estate market. It could be also expected that investor will be able to help with the investment decision making.
