Abstract
Since currency crisis occurred in the global market, amount of mortgage debt had been increased rapidly due to household loan in Korea, while the value of mortgage in the US was highly increased. These situations would make financial decision making of household to be more difficult. Thus, this study was to explore how both Koreans and Americans could select the right mortgages in given two different scenarios(adjustable rate mortgage, ARM, fixed rate mortgage, FRM) and find some influencing factors on mortgage selection including consumer knowledge, information, and psychological factors. Data was collected by surveying Koreans and Americans living in Korea and America respectively. Findings showed that 1) percentage of selecting wrong answers in both Koreans and Americans were higher than selecting correct answers. Among them selecting wrong answers, Americans tended to show more consistent behavior to FRM compared to Koreans. In addition, Koreans were found to have higher information literacy than Americans, while general financial knowledge was higher in Americans. 2) Some influencing factors on mortgage choice were presented differently in both samples. Compared to selecting “both not sure,” selecting correct choices among Korean was likely to be influenced significantly by mortgage experience, mortgage information provided, mortgage information literacy, general financial knowledge and consideration of future concern. However, selecting correct choices among Americans were likely to be influenced significantly by risk tolerance, mortgage information provided and financial knowledge.
