본 연구는 투자부동산 업무 수탁자들의 ESG(환경․사회․거버넌스) 관련 요인에 대한 인지 수준과 중요성 인식이 실제 관리 운영 수준에 미치는 영향을 실증적으로 분석하였다. 이를 위해 국내 AM, PM, FM, LM 종사자 445명을 대상으로 설문조사를 실시하고 탐색적 요인분석과 위계적 회귀분석을 수행하였다. 분석 결과, ESG 인지 여부와 교육 수료 여부는 관리 운영 수준에 유의한 영향을 미치지 않았다. 반면, ESG 중요도를 높게 인식할수록 E/S/G 전 영역의 관리 운영 수준이 향상되는 것으로 나타났다. 또한, 관리 부동산 규모는 오히려 부정적 영향을 주어 대형 자산일수록 ESG 통합 실행이 제약되는 경향이 확인되었다. 이러한 결과는 부동산 분야에서 체계적인 ESG 교육과 현장 중심의 중요도 인식 제고가 필요하며, 특히 대형 부동산을 대상으로 한 체계적 실행 로드맵과 표준화된 ESG 평가지표 체계의 도입과 산출이 요구됨을 시사한다.
Abstract
This study empirically analyzes the effects of real estate asset managers’ awareness and perceived importance of ESG (Environmental, Social, and Governance) factors on their actual management and operational practices. A survey of 445 professionals engaged in AM, PM, FM, and LM in Korea was conducted, followed by exploratory factor analysis and hierarchical regression analysis. The results indicate that simple awareness of ESG or completion of ESG-related training programs had no significant effect on management practices. In contrast, higher recognition of ESG importance significantly improved operational levels across the E, S, and G dimensions. Furthermore, property size was found to negatively affect ESG implementation, suggesting that larger assets face greater challenges in adopting integrated ESG strategies. These results suggest the need for systematic ESG education and field-oriented awareness raising in the real estate sector, particularly the introduction of a systematic implementation roadmap and the evaluation of a standardized ESG performance index system targeting the prime real estate.
