초록

This study investigates how ESG (Environmental, Social, and Governance) factors affect the sustainable operation of community facilities within urban regeneration projects and explores strategies to enhance their overall efficiency. As core spaces closely tied to residents’ daily lives, these facilities require environmentally sound design and management. However, many continue to face challenges in achieving long-term self-sufficiency and operational sustainability. By integrating ESG principles into facility management, this research aims to strengthen operational stability and resident satisfaction over time. Using a Structural Equation Model (SEM), the study empirically examines the causal relationships between ESG factors and the sustainable performance of urban regeneration community facilities. The results show that each ESG component contributes differently: environmental factors reduce costs through resource conservation and energy efficiency; social factors boost facility use through community participation and cohesion; and governance factors build resident trust via transparency and fairness in decision-making. Additionally, operational management expertise and demand-based facility planning function as mediating variables. These findings provide practical insights for enhancing policy design and operational guidelines in future urban regeneration initiatives.
