Abstract
This study examines the impact of changing household structures on housing consumption and investment behaviors, focusing on DINK (Double-Income, No-Kids) and double-income households with children in South Korea. Using housing survey data collected between 2020 and 2022 within the Seoul metropolitan area, we applied Propensity Score Matching (PSM) and multinomial logit models to analyze differences in housing behaviors. The results show that DINK households prioritize asset growth and investment returns by favoring rental properties and owning multiple houses. In contrast, double-income households with children prefer owning one house to ensure a stable and high-quality living environment. Housing finance products played a significant role in shaping housing decisions for both groups. The study emphasizes the need for tailored housing policies addressing the distinct needs of each household type, such as regulatory measures targeting DINK households’ investments and enhanced housing support for families with children. Future research should expand its scope to explore broader regional dynamics and assess the long-term impacts of tailored housing policies.
