Abstract
This study empirically analyzes the characteristics of households that own a home but reside in a property owned by others. More specifically, we employ a multinomial logit model to distinguish between three types of households: non-home-owning renters, homeowners who rent their primary residence (non-occupying owners), and owner-occupiers. The estimation results from the 2022 Korean Housing Survey reveal that high-income households in their 30s and 40s, residing in metropolitan areas, and raising young preschool-aged children are most likely to choose the non-occupying ownership form. This finding suggests that such households, whose housing preferences and budget constraints remain flexible, are making forward-looking decisions that anticipate future changes in housing needs, such as increased space requirements as children grow.
