Abstract
The goal of this paper is to examine long-run impacts of population aging on the housing price in Korea, through calibration of a general equilibrium model that incorporates the housing sector. Our calibration results indicate, first, that the growth rate of the housing price over the next few decades will exhibit a downward trend that is more moderate than that of GDP growth. This is driven by the general equilibrium feature of the model that population aging affects both aggregated demand for housing and the interest rate. Second, the primary determinant of aggregate demand for housing is total population size rather than the age structure of population. Population aging may matter for housing prices only to the extent it affects total population size. Third, these results provide a coherent explanation regarding the diversity and inconsistency of previous empirical results on the relationship between population aging and housing prices.
