한국청년층의 혼인여부에 따른 주택구입의향에 대한 연구

생애주기에서 청년기는 부모로부터 독립을 하는 시기임과 동시에 혼인과 출산을 통해 가정을 형성하기 위한 시기이기 때문에 삶의 안정성을 확보하고자 하는 욕구가 증가한다고 볼 수 있다. 하지만 우리나라에서 주택을 소유하기 위해서 소득 중 주거에 투자해야 하는 비용이 상당히 큰 비중을 차지하는 것으로 나타났다. 이러한 주택구입에 대한 부담은 청년층의 주택구입의향을 감소시키고 있으며, 이는 만혼 및 비혼 현상에도 영향을 주고 있다. 이에 본 연구는 독립변수로 설정한 인구사회학적 요인과 주거요인이 종속변수인 주택구입의향에 어떠한 영향을 미치는지를 살펴보았다. 분석 자료는 2016 주거실태조사를 사용하였다. 분석결과 혼인여부와 상관없이 모두 주거지원프로그램이 필요할수록 주택구입의향이 증가하였다. 그리고 미혼자 모형에서는 주택상태만족도(+), 주거관리비 부담정도(+), 위생 및 치안 환경 만족도(-)가 영향요인으로 도출되었고, 기혼자 모형에서는 월평균 소득(+), 보건 및 문화 환경 만족도(-)가 영향요인으로 도출되었다.
Abstract
Youth in its life cycle is a time of independence from parents and at the same time of marriage and childbirth, so the need to increases for secure stability in life. However, in order to own a house in Korea, the cost of having to invest in housing accounts for a large portion of the income. Such burdens on house purchases are reducing the tendency of young people to buy houses, which also affect the phenomenon of late-marriage and non-marriage. In this regard, this study examined how demographic and housing factors set as independent variables affect the house purchase intention, which is a dependent variable. The analysis data used a residential survey of 2016. As a result, the house purchase intention increased as the housing support program was needed regardless of marital status. In addition, in the unmarried model, housing condition satisfaction(+), housing management burden(+), and hygiene and security environment(-) were the influential factors. On the other hand, in the married model, monthly average income(+), health and cultural environment satisfaction(-) were the influential factors.
