구조방정식을 이용한 신도시 보행자 서비스 질 평가지표 개발 - 분당 신도시를 대상으로 -

신도시는 기존도시들과 공간적, 사회․경제적 독립성을 가지고 있다고 말할 수 있으며, 사회가 성장함에 따라 보행에 대한 관심은 점차 고조되고 있다. 그러나 이러한 사회적 관심에도 불구하고 신도시 보행자 서비스 기준은 기존의 지표들을 이용하고 있는 것이 현실이다. 따라서 본 연구의 목적은 기존도시가 가지는 한계점을 인식하고, 신도시의 보행자들이 받을 수 있는 다양한 인자들을 정성적 측면과 토지이용별 특성을 함께 고려해 규명하여 신도시 계획 시 보행자의 지속가능성을 증대시켜줄 수 있는 기초자료의 제시와 신도시 보행자 서비스 평가를 위한 기초자료 제시에 있다. 본 연구를 수행함에 있어서 보행자 서비스 관련 기존문헌을 고찰하여 정성적 평가지표를 도출하고, 도출된 독립변수들을 5가지 지표(안전성, 쾌적성, 접근성 등)로 분류한다. 다음으로 1차 전문가 설문을 통하여 설문의 항목 적정성을 검토한 후, 실제 분당 신도시를 대상으로 토지이용별(주거, 상업/업무) 이용자 설문조사를 실시하였다. 수집 데이터를 바탕으로 의사결정나무법(CART), 신뢰성분석, 상관분석, 요인분석을 통해 평가항목의 적절성 및 신뢰성을 검증한 후, 총 15개의 가설을 설정하고, 모든 변수들 간의 복잡한 인과관계를 규명하기 위하여 구조방정식 모형을 개발하여 가설검정 후 결론을 도출하였다. 분석의 결과 신도시의 건설 시 주거지역의 경우 편리성과 쾌적성, 상업/업무지역의 경우 연속성과 접근성의 개선이 필요할 것으로 판단되며, 5가지 요인들은 서로 양의 관계를 나타내므로 각 세부변수들을 서로 연계한 설계를 이룬다면 더욱 질이 높은 보행자 서비스를 제공할 수 있을 것으로 판단된다.
Abstract
New town is independent from established towns in the aspect of space, society and economy. As society develops, the interest on the matter of pedestrian’s walking is also growing. However, despite of increased interest, the standard of new town’s walking service is based on the existing index. The purpose of this study is to recognize the limit of the established towns and closely examine various factors that affect on new town’s pedestrians in the quantitative and qualitative aspects as well as characteristics determined by land’s use. Also this research is aimed to provide the basic material for service evaluation on pedestrian service in order to increase the possibility of pedestrian’s continuity. For the study, quantitative and qualitative evaluation index are deduced from the previous researches on pedestrian service. Deduced individual index are divided in 5 indexes like safety, comfortableness and accessibility. First, item’s suitability was checked by making a survey of experts. Then a survey of users by land use (residence, commerce/business) was conducted in Bundang new town. Based on the collected data, evaluation item’s suitability and reliability were checked using cart analysis, reliability analysis, correlation analysis and factor analysis. Total 15 hypotheses were established. In order to examine the complicated causation among all factors, structural equation model was developed and the conclusion was drawn after verification.
