서울시 재개발 및 재건축 투자만족도 및 재투자의도에 영향을 미치는 요인에 관한 실증연구 - 공인중개사의 중개경험을 중심으로 -

이 연구는 서울의 재개발 및 재건축사업에 투자하는 투자영향요인에 대한 영향을 분석하고자 하였다.분석과정은 설문조사를 실시하였으며 수집한 418 개의 유효한 샘플을 사용하였다. SPSS 18.0 및 AMOS 18.0의 프로그램을 사용하여 빈도분석과 타당성검토와 신뢰도를 분석한 후 구조방정식분석을 수행하였다. 이 연구를 통하여 분석한 결과, 재개발 및 재건축에서 외부특성이나 수익성, 사업연속성, 부동산시장 및 정책상황과 투자자상황은 투자자의 만족도에 영향을 미치고 있으나, 내부속성은 영향이 미치지 않았다. 그리고 투자만족은 다시 투자하고자 하는 의도에 긍정적인 높은 영향을 미치고 있었다. 연구결과의 주요내용으로 투자만족에 영향력은 가장 큰 영향을 미치고 있는 것은 투자자의 투자시점의 투자상황이고, 이후 사업의 진행속성, 투자건의 수익성, 부동산시장상황, 투자물건의 외부속성 순으로 영향을 미치는 것으로 밝혀졌다. 또한 투자속서 및 투자만족도와 재투자의도사이에 구조적 인과 관계가 있음을 보여주었다. 이러한 결과를 바탕으로 재개발 및 재건축의 투자 특성을 이해하고 정부의 시장 안정화 정책 방향을 제시 할 수 있다
Abstract
There is the purpose of this study makes sense to analyze a factors affecting investment satisfaction and reinvestment intent in the redevelopment and reconstruction investment products in SEOUL. The analysis used 418 valid sample gathered from the survey. Basic statistical analysis, factor analysis, and structural equation analysis were performed using the program of SPSS 18.0 and AMOS 18.0. Through this study, we analyzed how external characteristics, internal characteristics, profitability, business continuity, real estate market and policy situation and investor situation affect the investment satisfaction and reinvestment intention of investment products The main results of the study are as follows First, the investor situation were the most influential factors in the investment satisfaction and reinvestment intention. Second, the business continuity were found to be important factors in investment satisfaction and reinvestment intention. Third, profitability and real estate policy situation were found to have an effect on investment satisfaction and reinvestment intention. The results of this study showed that there is a structural causal relationship between the satisfaction of use and the reusing intention in redevelopment and reconstruction investment products. Based on these results, we could understand the investment characteristics of redevelopment and reconstruction and suggest the direction of the government's policy of stabilizing the market.
