추진 방식에 따른 공동체주택 계획 과정 비교 연구

Abstract

Community-housing, which has recently increased interest, has a unique planning process different from that of general housing. However, studies focusing on the planning process of community-housing are insufficient. Therefore, this study compared the planning process of community-housing according to the implementation method and suggested improvement directions. This study was conducted through face-to-face interviews, and 16 houses in the Seoul metropolitan area where drawing data could be collected were selected as cases. The planning process was analyzed by dividing it into a concept planning stage, a basic planning stage, and a detailed planning stage, and the results are as follows. First, the housing plan promoted by the existing community is determined through sufficient discussion by the members from the beginning. Therefore, technical support through experts is required from the initial concept planning stage. Second, the concept planning of houses where private company recruits members is carried out by the company in advance, and the residents participate in the planning process through workshops at the basic planning stage. The workshop helps to build a sense of solidarity, but there is a problem that the cost of the workshops increases housing prices. Third, houses in which the public sector recruits members have problems such as frequent member changes and inadequate reflection of residents' needs in the planning process. The policy implications according to the results are as follows. First, an intermediate support organization is needed to support community formation workshops. Second, expert support must be provided in the planning process of community-housing. Third, a public land rental system and loan support are needed to reduce the price of community-housing.
