Abstract

This paper investigates wehter housing prices would affect fertility rate under economic fluctuation by using 19 OECD countries data from 1985 to 2014. We hypothesized that the increase in housing price had a negative effect on the birth rate. In panel fixed effect model, we found that housing price was negatively correlated with the birth rate, and the changes in housing prices exerted a larger negative effect on birth rate in the economic prosperities than in the recessions. To address the possibility that endogenous variables were biasing our panel fixed effect estimates, we implemented an instrumental variable(IV) strategy that employed expected inflation rates as exogenous variable. In panel IV regression model, we found that the effect of housing price on the birth rate was more deeply involved. These results indicated that expected inflation can raise the price because recent investment makes the future arbitrage. This channel makes people buy high cost houses rather than have a children.
