Abstract

This study empirically examines the effect of housing wealth on fertility among home-owning households. Using KLIPS panel data from 2004 to 2022, and focusing on married home-owning households with female spouses aged between 25 and 45 years, a recursive bivariate probit model is estimated to address the endogeneity of women’s labor force participation decisions on fertility. The estimation results show that housing wealth positively impacts fertility among home-owning households. This effect remains robust across different measures of housing wealth and varying specifications of local fixed effects. Based on the estimated marginal effect of housing wealth on fertility and the sample birth rate of homeowners, it is found that a 10 million won increase in real house prices over the past two years raises the probability of giving birth of homeowners by 2.58 percent, which falls within the range of estimates observed in other countries. However, unlike findings in the U.S., the impact of housing wealth on fertility during the recent period of rapid house price increases was found to be smaller compared to earlier periods, with reduced statistical significance. This suggests that the effect of housing wealth on fertility can vary depending on country-specific contexts surrounding fertility decisions. Further analysis indicates that the effect of housing wealth on fertility is heterogeneous across households' demographic characteristics, being statistically significant for home-owning households with younger women and fewer children.
