서울 인구의 경기도·인천 이탈에 대한 세대별 결정요인 분석

서울 인구는 1998년이래 지속해서 감소하고 있다. 본 연구는 2007~2020년 서울시 자치구의 인구가 경기도나 인천으로 유출되는 요인에 세대별로 패널자료 임의효과 분석을 활용하여 분석한다. 분석 결과에 따르면, 서울시 인구 유출의 요인은 세대별로 다른 모습을 보였는데. 세간의 예상과 달리 주택가격의 상승은 전반적으로 서울시 인구의 이탈을 촉진하는 요인으로 나타나지 않았다. 출산과 결혼이 젊은 세대들에게는 인구이동에 영향을 주는 요인이었고. 또한, 재개발 및 재건축, 그리고 그와 관련된 요인들은 20대와 30대가 서울에서 이탈하는 것을 저지하는 역할을 했다. 따라서, 본 연구는 서울시에서 인구의 유출을 막기 위해서는 재개발 및 재건축과 관련된 주거환경 개선이 필요하다는 점을 제시하고 있다.
Abstract
Population in Seoul has been continuously declining since 1998. This study, by using the random effect analysis of panel data by generation, analyzes the factors contributing to the outflow of population residing in the autonomous districts of Seoul, from 2007 to 2020, to Gyeonggi-do or Incheon. Results reveals that factors contributing to such population outflow differed by generation. Contrary to general expectations, the rise in housing prices did not appear to be a factor that prompted population outflow from Seoul. Factors such as childbirth and marriage affected the migration of the younger generation. In addition, redevelopment, reconstruction, and related factors, played a role in preventing people in their twenties and thirties from leaving Seoul. Therefore, this study suggests ways to improve the residential environment, in terms of redevelopment and reconstruction, to prevent the outflow of Seoul population.
