이 논문은 마르크스 "자본"에 제시된 도시지대 개념을 재구성하여 현대 자본주의 도시지대론의 시론을 제시하려는 시도이다. 현대 자본주의의 총순환에서 도시공간에 대한 자본투자와 도시지대의 비중이 급증하고 도시부동산에 대한 투기가 대중화되면서 도시의 부동산과 가계부채는 현대 경제위기의 뇌관 중에 하나로 자리 잡았다. 자본주의 분석에서 이제 도시지대는 필수영역이라 할 수 있다. "자본" 1권출간 150주년을 맞아 도시지대론을 재구성하려는 시도는 "자본"의 현재성을 새롭게 조명할 수 있는 계기가 될 것이다. 도시지대를 “사회의 진보를 가로채는 것”으로정식화한 마르크스는 공유지의 수탈이 도시지대의 기반을 이룬다는 점을 밝힘으로써 새로운 지평을 열어주고 있다. 이 글은 마르크스에 따라 공유지가 확대될수록공유지 수탈과 도시지대가 증가하는 ‘공유지의 역설’을 마르크스 도시지대론의 키워드로 정식화하고자 한다.
Abstract
This paper is an attempt to reconstruct the concept of urban rent in Marx 's Capital and present a view of modern urban rent theory. As part of the total circulation of modern capitalism, capital investment in urban space and the proportion of urban rent have soared, and the speculation in urban real estate has become popular, so urban real estate and household debt have become one of the primary causes of the modern economic crisis. This attempt to reconstruct urban rent theory will serve as an opportunity to illuminate Capital’s current status, on the occasion of the 150th anniversary of its publication. Marx formulated urban rent as “exploiting the progress of society” and opens up new horizons by showing that the expropriation of the commons is urban rent’s foundation. This article attempts to formulate the 'paradox of commons' as a keyword of Marxian urban rent theory, in which the abundance of commons brings about the expropriation of commons and urban rent.
