아파트 경비원의 경비업무 수행에 대한 주민들의 인식 및 만족도

Abstract

This study was performed to define the role of an apartment security guard and draw an improvement plan by investigating the awareness and satisfaction level of residents in relation to the principal duty, advantages and disadvantages, and satisfaction and dissatisfaction factors of a security guard , who specifically works for an apartment building among the various types of multi-unit dwelling. A survey research was conducted on 121 residents of apartments located in Seoul, and a difference verification between the groups was carried out based on descriptive statistics such as frequency, percentage, mean deviation and standard deviation, and t-test. The major research findings are as follows: First, the principal duties of an apartment security guard were considered to be in the order of crime prevention patrol, parcel storage in the absence of residents, parking control, traffic guidance at the entrance area and snow-removing work. Second, as for additionally required duties on top of principal duty, there were garbage collection separation work, snow-removing work, gardening and parcel storage in the absence of residents. garbage collection separation work and gardening can be considered additional tasks of security guards. Third, the residents were generally satisfied with the work performance of apartment security guard. The factors of high satisfaction appeared to be the security guard's working attitude and kindness, and factors of low satisfaction turned out to be negligence of one's duty and unkindness. Fourth, the advantage of having an apartment security guard was solving difficulties through direct contact with the security guard, and the disadvantage was economical burden caused by outgoings of maintenance fee. Fifth, it demonstrated a high disposition of awareness toward work responsibility, kindness of attitude, reliability, attentive care and cooperation toward residents' opinion, and level of security guard's professionalism as the satisfaction level of security guard's performance increased, Finally, as for the issues that require improvement, replacement suggestions were made to hire a security guard with good responsibility and working attitude, followed by a security guard who is younger in age. Therefore, it suggests that security guards must, above all, establish a desirable attitude toward one's duty in order to increase the satisfaction level of residents.
