주거 환경 변화에 따른 주거 공간 서비스 현황 분석 연구

Abstract

(Background and Purpose) Residential environments are continuously changing due to lifestyle shifts, technological advancements, and environmental changes. These changes have highlighted the importance of housing services as the functions and demands of residential spaces evolve. This study aims to analyze the correlation between these changes in residential environments and housing service spaces and explore new configurations for service spaces. To this end, the study theoretically examines changes in residential environments and closely analyzes the relationships between different housing service spaces to derive meaningful results. The ultimate goal is to contribute to the activation of housing services, qualitative improvement of residential environments, and prediction of future changes in housing environments. (Method) This study analyzed the concepts and characteristics of residential environments and housing services through prior research and theoretical investigations. Apartments were set as the reference for residential environments, and the Social, Technological, Economic, Environmental, and Demographic (STEEP) analysis framework was applied to examine the top 10 construction companies ranked by contract value in 2024. This study evaluated the evolution of apartments from the 1980s to the 2020s and classified housing service spaces into environmental and cultural types based on the theories of environmental psychologists Altman and Chemers. Detailed case studies were conducted on personal residential and shared-living-service spaces to identify the spatial types shaped by lifestyle changes and apartment service models. The study also examined housing service spaces by construction company brand from 2000 to 2024. (Results) This study emphasizes the increasing importance of natural elements in residential environments. Companies have adopted eco-friendly approaches to strengthen the role of natural elements in physical and personal environments. Digital access, personalized information services, and interactive services have become prominent—housing services are evolving in terms of cultural awareness and interactions. Personal support services have developed into resident-centered service types, whereas community services in shared facilities are being upgraded to a more concise level, similar to luxury hotel services. This demonstrates a trend toward more personalized housing service spaces. Moreover, the growth of the digital economy and expansion of the smart market have underscored changes in residential environments, with artificial intelligence-based control systems reflecting technological advancements in housing services. (Conclusion) Future housing services must adapt to changing times to ensure that users receive adequate services, including convenience facilities, for vulnerable groups. This offers key directions for improving the quality of residential environments and ensuring fair service provision. These findings provide foundational insights into future directions for housing service space designs and contribute to the development of sustainable residential environments.
