Abstract
(Background and Purpose) Multifamily housing has become a predominant form of urban residence in South Korea. However, the widespread standardization of large-scale high-rise apartment complexes has raised concerns about diminishing publicness, weakening social ties, and increasing isolation, threatening the long-term social sustainability of collective living. Within this context, communal spaces should be reconsidered not as auxiliary facilities but as core spatial structures that promote interaction and community life. While studies have addressed technical dimensions such as facility type and layout, few have examined how spatial design shapes and reconfigures social relationships. This study, grounded in spatial philosophy, investigated whether communal spaces in apartment complexes function as socially operative structures and identified their design characteristics through an empirical case analysis. (Method) The theoretical foundation drew from the spatial concepts developed by Heidegger (existential dwelling), Norberg-Schulz (placeness), Merleau-Ponty (embodied perception), Oldenburg (third place), and Lefebvre (social production of space). These concepts were synthesized into three spatial paradigms: existential space (placeness), experiential space (embodied perception), and social space (relational reproduction). These paradigms were translated into measurable design indicators, including the number of communal programs, spatial centrality and symbolism, experiential continuity, and the proportion of socially functional spaces. A mixed-methods analysis, completed in 2016 in southern Seoul, was conducted on 21 apartment complexes with over 200 units, based on architectural drawings, developer materials, and facility documentation. (Results) The study found that communal spaces are evolving beyond physical convenience into spatial systems that foster community formation and social interaction. Each complex featured an average of 9.43 programs, with an average of 5.67 socially functional spaces, which accounted for 60.1% of the total. Book cafs, shared kitchens, and community lounges were included in 85% of the complexes, 73% of which were centrally placed, thus reinforcing their placeness and identity. Composite configurations and stay-inducing spaces were found in over 78% of the cases, with an increased emphasis on visual connectivity and sensory flow. Social spaces encouraged repeated use and voluntary engagement, and 61% of the complexes incorporated more than two such spaces. Between 2016 and 2023, the proportion of socially functional programs increased by 43.8%, indicating that communal spaces are increasingly being realized as socially operative “third places” that structure relationships and continuity. (Conclusions) This study confirmed that communal spaces are evolving into socially operative structures that support lingering, sensory continuity, and voluntary participation. Through spatial arrangements that emphasize centrality, complexity, and sensory flow, these structures mediate community experiences and actively organize social functions. By integrating philosophical theory with an empirical design analysis, this study provides a theoretical and practical foundation for socially interactive residential planning.
