본 연구에서는 안양시와 군포시를 지나는 지상 철도노선으로부터의 접근도와 주변의 공동주택 가격간의 관계를 헤도닉 모델의 추정을 통해 분석하였다. 본 연구에서 분석된 안양시 만안구와 군포시의 공동주택 데이터는 이 지역 공동주택이 철도노선에서 100미터 내에 존재할 경우 100미터밖에 존재하는 공동주택에 비해 약 8% 정도의 가격이 감소함을 보여준다. 이러한 결과는 이분산을 고려하여 얻어진 것으로 지상 철도노선의 부정적 영향이 100미터 내의 최근접 지역에만 한정될 가능성이 있다는 것을 보여준다. 본 연구의 결과는 공공부문에 의해 지상 철도노선 지하화 사업의 경제적 편익을 사전적으로 평가하는 데 사용될 수 있다. 또한 민간부문이 지상철도 노선 주변의 부동산을 취득하거나 개발할 경우 수행하는 타당성분석의 기초자료로 이용될 수 있다.
Abstract
We analyzed the relationship between accessibility to ground railway line and prices of apartment housing units in the city of Anyang and the city of Gunpo. The results from our analysis show that the negative impacts from the ground railway line such as noise, hindered urban accessibility, and negative aesthetic effect reduce the prices of apartment housing units located within 100 meters from the ground line at the amount of 8%, approximately, when compared with the units located beyond the 100 meters from the line. This result is acquired by considering the problems of heteroskedasticity. This result implies that the negative price impacts from the line extend to just proximity. This result can be used by the public sector to estimate the economic benefit of a project which converts the ground railway line to a subway line. This result, also, can be used by private sector to conduct financial feasibility study related with purchasing and developing real estate properties located close to ground railway line.
