본 연구는 2006년부터 2015년까지 진행된 대구도시철도 3호선의 건설단계를 총 4개의 시점(정책발표, 착공, 시운전, 개통)으로 구분하여 북구와 수성구의 3호선 주변지역(역 반경 750m 이내)에 위치한 아파트를 대상으로 도시철도 건설로 인한 아파트가격의 변화를 실증적으로 분석하였다. 특히, 건설단계별로 도시철도의 영향력 변화를 알아보기 위해 역과의 거리별(0∼250m, 250∼500m, 500∼750m), 규모별(소형, 중소형, 중대형, 대형)로 구분하여 분석하였다. 분석결과 첫째, 건설단계별로는 모든 시점에서 양(+)의 값을 띄는 것으로 나타났다. 특히 도시철도 건설사업이 진행될수록 아파트가격의 상승폭이 중가하였다. 둘째, 구별로는 북구가 수성구보다 더 민감하게 반응했고, 규모별로는 중소형 이하의 아파트가 중대형 이상의 아파트 보다 더 영향력이 컸다. 셋째, 거리별로는 역 반경 750m 이내에 위치한 모든 아파트가격에 정(+)의 영향을 주는 것으로 분석되었으며, 특히 500∼750m 구간에 위치한 아파트의 가격상승폭이 큰 것으로 나타났다. 연구의 결과는 도시철도 건설로 인한 주변지역 아파트가격의 변화를 분석하는데 기초자료로 활용할 수 있으며, 아파트개발사업의 타당성을 분석하는데 참고자료로 활용할 수 있을 것이다.
Abstract
The objective of this study is to analyze the change of apartment prices due to Daegu Metro Line 3 construction. In this study, construction stages were divided into 4 (project announcement, ground breaking, pre-test of operation, opening of train service) and the spatial range of study was Buk-gu and Suseong-gu. Especially, to analyze the change of apartment prices by metro construction stages, the distance from station and the sizes of apartments were considered. The results of the study are as follows: First, the more construction project has been in progress, the increase of apartment prices has been expanded. Second, in the change of apartment price, the range of the change was bigger in Buk-gu than Suseong-gu and the apartments below small-medium sized were more influenced than over medium-large sized. Third, apartments which are located on 500∼700m from the station were influenced more than the ones within 500m. The results of this study can be used as basic materials in analyzing the change of apartment prices according to metro construction.
