본 연구는 2000년부터 2014년까지 서울시 특급 호텔과 1급 호텔의 균형패널 자료를 이용하여 객실수요의 결정요인과 가격탄력성을 분석하였다. 이분산성을 해소하고 가격탄력성을 추정하기 위해 이중로그함수를 설정하였다. 하우스만 검정을 통해 고정효과 모형이 선택되었고, 보다 효율적인 추정량을 얻기 위해 동적 패널 모형의 차분 GMM 추정방법을 최종 모형으로 설정하였다. 개별 호텔들의 특성 변수들이 객실 수요에 미치는 영향을 분석하기 위해 설명변수를 호텔속성요인과 호텔시장요인으로 구분하였다. 분석결과는 호텔속성요인인 객실가격(ADR)이 낮아질수록, 경과연수가 길어질수록 수요가 늘어나는 것으로 나타났다. 또한, 호텔시장요인인 지역 시장의 평균 ADR은 판매객실수에 양(+)의 영향을, 객실당 경쟁호텔 총 객실수는 음(-)의 영향을 미치는 것으로 추정되었다. 연구의 주요 분석결과인 객실 수요의 가격탄력성은 비탄력적으로 특급 호텔의 가격탄력성이 좀 더 가격에 민감한 것을 확인하였다. 본 연구는 호텔 소유주나 투자자, 운영자들에게 비즈니스 전략의 시사점을 제공할 뿐만 아니라 서울시 호텔의 단기 수급에 대한 정책 방향에도 도움을 줄 것으로 기대된다.
Abstract
This study examines statistically important factors affecting the demand and price elasticity for three-star to five-star hotel rooms in Seoul during the 2000 to 2014 period using a balanced panel data. To solve the heteroscedasticity problem and estimate the price elasticity, the authors use a double-log functional form. A Fixed-effects model through a Hausman test is chosen and the difference GMM (Generalized Method-of-Moments) estimation method is employed as a final statistical tool to construct more efficient estimates of the dynamic panel data model. In the study, the independent variables on hotel rooms are classified into two types: hotel attributes and local market attributes at the property level. The results indicate that people would stay more nights when hotel price, Average Daily Rate(ADR), decreases and a hotel is operated over longer periods of time. In addition, market-average ADR has a positive impact on the number of rooms sold and the total number of rooms in the same market per room does a negative one. In price elasticities estimation, the main finding demonstrates that the price elasticity of demand is inelastic and luxury hotels with four-star and five star ratings are relatively more price sensitive than the data pool including three-star hotels is. This study is expected to provide policy directions on hotel room nights’ supply and demand in Seoul as well as business insights for hotel owners, investors, or operators.
