본 연구의 목적은 서울시 상권을 대상으로 워크스코어와 서비스업 매출액과의 연관성을 살펴보는 것이다. 연구의 공간적 범위는 서울시 상권분석서비스에서 제공하는 1,256개의 상권영역이며, 시간적 범위는 2019년이다. 본 연구에서 활용한 종속변수는 단위면적당 서비스업 매출액(원/m2)이며, 독립변수는 선행연구에서 측정한 워크스코어 값을 활용하였다. 한편, 통제변수로 상권특성과 공간구조 및 접근성 특성의 6개의 변수를 포함하여 분석에 활용하였다. 분석결과, 워크스코어 값이 1점 증가할 때 해당 상권의 서비스업 매출액은 약 1.2% 증가하는 것으로 나타났다. 이에 더하여, 상권면적(+), 상가밀도(+), 토지이용혼합도(+), 지하철역 출입구 수(+)는 해당 상권의 서비스업매출액과 유의미한 상관성을 보이는 것으로 나타났다. 본 연구는 보행친화성 지수인 워크스코어를 활용하여 실제상권의 매출액과의 연관성을 분석했다는 점에서 의의가 있다. 향후 상권 및 지역경제 활성화 차원에서 도시의 보행친화성을 제고하는 다양한 정책들이 많이 수립되기를 기대한다.
Abstract
The purpose of this study is to examine the correlation between walk score and service industry sales in the trade areas of Seoul. This study covers 1,256 trade areas provided by the Seoul Trade Area Analysis Service in 2019. The dependent variable was service industry sales per unit area(won/m2), and the independent variable was walk score measured in our previous study. Additionally, six variables including the characteristics of trade area, spatial structure and accessibility were used as control variables. The results of this study showed that a one-point increase in walk score increases sales in the service industry by about 1.2%. The service industry sales in the trade areas showed a significant correlations with area of trade district (+), commercial density (+), number of subway station entrances (+). This study is significant in that it analyzed the relationship between walk score and service industry sales. It is expected that many policies will be established to improve walkability in terms of revitalizing the commercial districts and the local economy.
