부동산개발프로젝트의 위험요소 정립 및 위험도 산정IMF이후, 건설업체의 급속도의 구조적 변화로 말미암아 시공과 시행의 업역 분화가 발생하였다. 새로운 업역인 부동산개발시행사(디벨로퍼)라는 것이다. 이 업종은 도시개발이나 부동산개발을 전문으로 담당하는 업무로 최근 부동산개발의 붐을 타고 급속하게 증가하였다. 하지만, 무수히 많은 디벨로퍼의 양산에도 불구하고 실제 개발프로젝트를 성사시킨 디벨로퍼는 손에 꼽을 정도의 소수에 불과하다는 점에서 본 연구는 그 문제의 원인을 건설프로젝트와 부동산개발프로젝트의 구조적 차이에서 발생할 수 있는 상대적 위험도가 서로 상이하다는 전제하에 부동산개발프로젝트의 주체인 디벨로퍼의 입장에서 위험요소를 식별하여 그 체계를 구성하였다
Abstract
Since the IMF bailout crisis, the rapid change have been made in the structure of construction industry. From traditional construction industry having the construction part and development part, a new business domain called a real estate development company(developer) has emerged. The development industry deals with urban planning and real estate development with the worksope of purchasing lands, planning business, approval and license, and selling land in lots, which were traditional duties of constructors. However, despite the mass production of developers, only a few developers were able to achieve actual development projects successfully due to the unidentified risks in development business. Therefore, this study intends to identified the risk factors in real estate development project. In order to analyze the risk level of identified factors, the relative weight is measured based on AHP technique. This is a study that quantified qualitative data by using a scientific technique of analysis beyond the previous risk studies that have been conducted with researchers' subjective views and the experience of persons in charge. It may also act as an index for those in charge to make decisions in accordance with the risk order in its results.
