Abstract
The purpose of this study is to examine the credit risk factors of residential mortgages in Seoul, with an emphasis on the impact of the borrower's repayability on credit events. The study is based upon 45,464 housing loans of a commercial bank with two dummy dependants: delinquency and bad loan. Research models are schemed in two ways. On the basis of mathematical formulas, the first model consists of 11 independents proved to be significant in the event of default. The second includes four more variables (i.e. two dummies of residence types, gender and age) believed to impact on the credit risk of housing mortgages alleged by earlier studies. We have evidence that DTI (Debt-to-Income) ratio, a proxy variable of borrowers'repayability supported by the so-called "Payability Theory of Default," impacts significantly on the credit risk of residential mortgages in Seoul. However, its regression coefficient is smaller and therefore less influential than that of LTV (Loan-to-Value) ratio, similar to the common census of previous research. Accordingly, the current average of LTV ratio of 44.2% is not believed to exacerbate the credit risk of Seoul mortgages, at least in the near future.
