Abstract
This study empirically examines a dynamic nature of housing tenure decisions with a special emphasis placed on state dependence of owner-occupation. Using the KLIPS panel data from 2004 to 2015 and selecting a sample of households whose heads are under age 55 in 2004, a dynamic random effects probit model is estimated to control for the effect of unobserved individual heterogeneity on housing tenure decisions. Estimation results show that true state dependence is present in the households’ housing tenure decisions. Those who were homeowners in the previous year are more likely to be homeowners in the current year. The marginal effect of state dependence of owner-occupation is estimated to be 0.517 and the magnitude of state dependence is higher for the older age groups. Within each age group, the magnitude of state dependence is found to be higher for the younger age group under age 35. The primary reason for this result is that younger renters’ propensity to become homeowners is less than those of the older renters. After controlling for the effect of state dependence of owner-occupation, the effects of demographic characteristics on choosing owner-occupation disappear except age, indicating that state dependence variable captures most of the effects of taste shifters such as demographic variables. However, permanent income, net wealth, and relative housing cost remain to be significant factors to affect housing tenure decisions.
