초록

본 연구의 목적은 서울특별시의 중심상권을 식별하고, 이들 중심지의 특성을 분석하며, 연령·시간·요일별 중심상권 시공간 변화 양상을 파악하는 것이다. 본 연구는 서울특별시를 공간적 범위로 설정하고, 2023년 소비자 카드 매출 데이터를 활용하여 분석을 진행하였다. 본 연구는 공간자기상관성 분석(Anselin Local Moran’s I test, LISA), 다항 로지스틱 회귀분석(Multinomial Logistics Regression Model, MLR), 입지계수(Location Quotient, LQ) 3가지 방법론을 활용하였다. 주요 연구 결과는 다음과 같다. LISA 분석을 통해 서울시의 중심상권이 도심, 강남, 송파구 롯데월드 인근 등으로 확인되었으며, 하위계층 상권은 서울 외곽지역에 집중된 것으로 나타났다. MLR 분석에서는 유동인구와 고용인구가 중심상권의 형성에 강한 긍정적 영향을 미치며, 주택가격 및 월소득이 높은 상권이 중심상권으로 분류된 반면, 거주인구는 중심상권 구성에 부정적 영향을 미치는 것으로 나타났다. LQ 분석에서는 평일과 주말, 연령대별로 상권의 중심성이 상이하게 나타났으며, 시간대별로도 중심상권의 변동성이 확인되었다. 본 연구를 통해 서울시의 상업 중심지 변화가 도시의 경제적, 공간적 특성에 미치는 영향을 밝히고, 효율적인 도시 정책 수립에 기여할 수 있는 근거 자료를 제공할 수 있을 것으로 기대된다.

Abstract

This study aims to identify the central commercial areas in Seoul, analyze the characteristics of these centers, and elucidate the temporal and spatial changes in these areas based on age, time, and day of week. We utilize card sales data and three methodologies: Anselin’s local Moran’s I test (LISA), multinomial logistic regression (MLR), and location quotient (LQ). The main findings are as follows: The LISA analysis identifies central commercial areas in Seoul, including the city center and Gangnam, whereas lower-tier commercial areas are shown to be concentrated on the outskirts of the city. The MLR analysis reveals that the floating and employed populations significantly and positively a ffect the formation of central commercial areas, whereas high housing prices and monthly incomes categorize these areas as central, and the residential population adversely affects their composition. The results of LQ analysis shows that the centrality of commercial areas varies significantly by weekday and weekend, as well as by age group, with confirmed temporal fluctuations in central commercial areas. This study clarifies the spatial characteristics of commercial centers and provides empirical evidence.
