세계 각국은 무분별한 개발로 인해 발생하는 환경오염 및 자원의 고갈을 막고자 20세기 후반부터 지속가능한 개발개념을 도입한 여러 정책들을 내놓기 시작했다. 특히 일상생활에서 화석에너지의 1/3을소비하는 각국은 이를 줄이기 위한 노력의 일환으로 친환경을 비롯한 생태, 녹색, 제로에너지 등의 표현으로 주거단지 및 관련정책들을 개발하고 있다. 국내에서도 여러 주거단지들이 이러한 개념을 앞세워지어졌으나 세부적으로 살펴보면 그렇지 못하다. 대부분의 단지들은 많은 시간과 기술개발, 주민 의식변화 등이 요구되는 장기적인 개발방식 대신 쉽고 단기간에 할 수 있는 신도시 혹은 재건축, 재개발 방식등을 선호하고 있으며 일부에 지어진 친환경 공동주택도 그 범주를 크게 벗어나지 못하고 있다.
Abstract
This purpose of this study is to propose the planning factor and detailed-method which canprovide new concept of housing estates. The way of studies are firstly to briefly introduce thesustainable development theory and items regarding to Habitat II agenda through documentaryrecords, and summarize the plan of action and items on development policy of human settlement. Secondly, to select the standard of sustainable housing estate plan by previous study and housingenvironment, and examine the validity and effectiveness of acting scheme through case studies. Thirdly, to present planning factors and detailed-methods which can be used in housing estateplan based on the result of examine validity. As a result, it is provided thirty-three planningfactors and various detailed-methods
