기존주택전세임대 거주자의 주거만족도 영향요인 분석 : LH 공공임대주택을 중심으로

Abstract

The purpose of this study is to derive policy implications for public rental housing by analyzing the factors influencing the residential satisfaction of existing housing jeonse rental, one of the types of public rental housing supplied and operated by LH Corporation. The data to be analyzed are the original data of the 2023 Public Rental Housing Survey of the Korea Land and Housing Research Institute, and ordinal logistic regression analysis was used as an analysis method. As a result of empirical analysis, first, residents of existing housing jeonse rental on a deposit basis show an overall average level of housing satisfaction with respect to housing and residential environment. Second, it was confirmed that the influencing factors on the housing satisfaction of lease on a deposit basis housing have an effect in the order of accessibility to external facilities, indoor hygiene, heating, stability, noise, and accessibility factors such as parks. Therefore, policy support for improving the internal and external living environment of lease on a deposit basis housing seems necessary. Third, as the residential area of lease on a deposit basis is large and the number of household members is small, housing satisfaction increases. Therefore, it is necessary to review the differential support plan for lease on a deposit basis according to the residential area and the number of household members. Fourth, among the evaluation of the residential environment of lease on a deposit basis housing, the evaluation of barrier-free facilities for the disabled and the elderly was the lowest. In the future, it is necessary to consider policy support measures for barrier-free facilities for the disabled and the elderly when supplying lease housing.
