DEA Window Analysis 모형 적용을 통한 컨벤션 호텔의 경영효율성 평가와 개선방안에 관한 연구

초록

본 연구에서는 서울의 9개 컨벤션호텔의 효용성과 트랜드를 분석하기 위해 2009년부터 2013년까지의 데이터를 DEA Window Analysis를 통해 분석하였다. 첫째, 매출액 구성에서 부대시설 매출비중이 60%가 넘도록 매출 발생 상품구성을 다양화하고 그에 대한 마케팅노력을 강화해야 한다. 이러한 매출구성 비율은 시장상황에 따라 다를 것이나, 본 연구의 Best-Practice인 RIT(리츠칼튼 서울)의 경우를 본다면 70% 근접한 부대시설의 매출이 다양한 부대시설을 통하여 실현되고 있다. 즉, 투숙객이 호텔 내에서 더 많은 소비를 하도록 부대시설을 다양화하는 노력이 필요할 것이다. 둘째, 마케팅 노력과 비용은 매출에 직접적이고 영향력 큰 부문에 집중되고 더욱 강화되어야 한다. 비효율 사례에서 일부 호텔은 성과 산출에 대한 영향력이 적은 항목에 비용이 집행되거나 마케팅 노력이 상대적으로 부족한 것으로 평가되었기 때문이다. 셋째, 총매출액 성장에 동인이 되는 변수들을 지속적으로 관리하여야 한다. 절대값 모형에서 가장 상대적 효율성이 높았던 RIT(리츠칼튼 서울)가 비율값 모형에서도 가장 상대적 효율성이 높았던 것은 동인지표들을 사전에 체계적으로 관리한 결과로 보여 지기 때문이다. 결론적으로 효율성의 분석 결과에 따라 비효율적인 호텔로 평가된 호텔은 효율성이 높은 호텔로 전환될 수 있는 보다 체계적이고, 구체적인 방안을 수립해야 할 것으로 보인다.

Abstract

The purpose of this research is to analyze the utility and trend of 9 conventional hotels in Seoul by applying DEA Window Analysis data from 2009 to 2013. First, we need to diversify the composition of sales products to account for over 60%, for that we must strengthen marketing activities. Looking at the case of RIT (Ritz-Carlton Seoul) of Best-Practice of this study, nearly 70% sales of facilities are realized through various incidental facilities. In other words, it is necessary to diversify facilities so that guests consume more in the hotel. Secondly, since it is directly influencing and continuing to make greater efforts, marketing and costs needs to increase. Some hotels in the ineffective case were evaluated as spending money unwisely and not putting in enough time and money into marketing. Finally, we must continuously manage variables that will become the direct cause to the growth of total sales. The RITZ (Carlton Seoul) which was the most efficient in the absolute value model was the most comparatively efficient even in the percentage model because they were managing efficiently. In conclusion, a hotel that was evaluated as an inefficient hotel, if they establish a more systematic and concrete strategy they will be able to convert in to a highly efficient hotel.
