주택 연구에 있어 공간계량모델 적용에 대한 고찰

초록

공간계량모델은 주택연구에 있어 입지적 요소들의 영향을 다루기 위한 대안적인 방법으로 활발하게 적용되어 왔다. 공간계량모델의 실증적 적용에 있어 기반이 되는 근본적인 인식은 주택가격은 공간적으로 주변에 있는 주택들의 가격과 독립적인 관계가 아닌 상호 의존적인 관계에 있으며, 따라서 이러한 공간적 관계를 회귀함수에 고려함으로써 주택가격 추정에 있어 효율성과 정확성을 높일 수 있다는 것이다. 이러한 공간계량모델의 적용은 계량경제학적인 측면에 있어 비공간모델보다 더 우수한 추정을 보인다는 것을 많은 실증연구들이 보이고 있다. 하지만 실증적용에 있어 공통적으로 제기되고 있는 방법론적인 한계점들과 경제학적 측면에 있어서의 이론적 근거와 해석상의 충분한 논의가 이루어지지 않았다는 점은 간과할 수 없는 중요한 한계라 할 수 있다. 본 연구에서는 주택 연구에 있어 공간계량모델 적용으로부터 제기될 수 있는 한계점에 대해 전형적인 적용방식을 통한 실증분석을 통해 논의하고자 한다. 실증분석은 210,521개의 서울시 아파트 실거래가 자료와 이로부터 임의 추출한 12,000개의 표본을 통해 이루어진다.

Abstract

In recent years, spatial econometrics has been widely applied in housing studies. A fundamental idea embedded in the application is that a property price may depend on prices of its nearby properties, hence considering such spatial relation in a regression equation may improve house price estimation in accuracy and efficiency. While the spatial application provides theoretical as well as empirical evidences for outperformance over non-spatial models in econometrics concerns, some crucial issues and questions in empirical applications have been also continuously raised and discussed. This paper critically reviews on the application of spatial models in housing studies with empirical analysis, which is conducted on 12,000 samples of apartment transaction data from 210,521 in the Seoul housing market.
