본 연구는 개업공인중개사의 역량과 경영성과의 관계를 규명하는데 목적이 있다. 이러한 연구의 목적을 달성하기 위해 개업공인중개사의 역량 요인을 도출하여 서울과 경기지역 개업공인중개사 238명을 대상으로 경영성과에 미치는 영향을 통계적으로 분석하였다. 그 결과 개업공인중개사의 역량에 대해 기술과태도 요인은 유의미한 영향력을 미치는 것으로 나타났다. 하지만 지식 요인은 경영성과에 영향을 미치지않는 것으로 파악되었다. 따라서 개업공인중개사의 역량을 통해 경영성과를 높이기 위해서는 기술과 태도 요인을 제고하여야 한다. 이를 위해 첫째, 기술 측면에서 개업공인중개사는 부동산정보에 대한 수집과 제공능력, 부동산 물건분석과 문제해결능력, 고객과의 소통과 협력능력, 중개사무소 소속 직원의 관리능력, 부동산중개업 경영과 관리능력을 제고하여야 할 것이다. 둘째, 태도 측면에서 개업공인중개사는 부동산중개 업무에 대한 성실한 수행태도, 고객의 요구사항에 대해 수용하는 태도, 고객의 기밀사항과 개인정보에 대한 보호태도, 중개업무 영역 및 부동산계약체결 등 목표설정과 업무진행태도, 부동산거래 계약체결과 거래이행 과정에 대한 책임지는 자세를 가져야 할 것이다.
Abstract
The purpose of this study is to clarify the relationship between the competency of licensed real estate agents and their management performance. In order to achieve this purpose, the competency factors of licensed real estate agents were derived and the effects on management performance were statistically analyzed for 238 licensed real estate agents in Seoul and Gyeonggi. As a result, it was found that the technical and attitude factors had a significant influence on the competency of licensed real estate agents. However, the knowledge factor was found to have no effect on management performance. Therefore, in order to improve management performance through the capabilities of licensed real estate agents, technology and attitude factors should be improved. To this end, first, in terms of technology, licensed real estate agents should improve their ability to collect and provide real estate information, analyze real estate properties and solve problems, communicate and cooperate with customers, manage employees of brokerage offices, and manage and manage real estate brokerage businesses. Second, in terms of attitude, licensed real estate agents should have an attitude of sincere performance of real estate brokerage work, an attitude of accepting customer requests, an attitude of protecting customer confidential information and personal information, an attitude of setting goals and carrying out work such as brokerage work areas and real estate contract conclusion, and an attitude of taking responsibility for real estate transaction contract conclusion and transaction performance process.
