KTX 이용객수, 인구, 주택시장 간 상호 영향분석: 강릉 ․ 중앙선 중소도시 중심으로

본 연구는 KTX 개통 이후 강릉 ․ 중앙선 중소도시 KTX 이용객수를 중심으로 KTX 이용객수와 해당도시의 인구 그리고 주택시장(가격, 거래량) 상호 간 영향 관계를 그랜저 인과관계 검정을 통해 비교 ․ 분석하였다. 본 연구결과를 요약하면 다음과 같다. 첫째, KTX 개통 효과로 인한 KTX 이용객수는 강릉․ 중앙선 6개 중소도시의 인구증가율, 주택거래량, 그리고 주택가격지수 상호 간 유의한 영향을 주고있었으며 특히 KTX 이용객수는 주택가격지수에 더 유의한 영향을 주는 것으로 나타났다. 둘째, KTX 개통 효과로 인한 중소도시의 인구증가율은 주택거래량과도 상호 유의한 영향을 미치고 있었는데주택거래량이 인구증가율에 더 유의한 영향을 미치고 있었다. 셋째, KTX 개통 효과는 중소도시 내주택거래량과 주택가격지수 상호 간에도 유의한 영향을 미치고 있었다. 이와 같은 연구결과는 최근 주택미분양주택 증가 등 침체된 지방 중소도시 주택시장에 KTX 개통은 긍정적인 요인으로 작용할 수 있다. 따라서 저출산, 인구감소 등으로 소멸 위기에 처해 있는 지방 중소도시로서는 도시 재생에 KTX가 지렛대역할을 할 것이며 향후 인구 및 주택시장 정책 수립에 귀중한 참고자료가 될 것이다.
Abstract
This study compared and analyzed the mutual causal relationship between the number of Korea Train Express (KTX) users, population, and housing market (housing prices, transaction volume) after the opening of KTX, focusing on the number of KTX users in small- and medium-sized cities on the Gangneung and Jungang Lines. The Granger causality test was used for the analysis. The results of this study are summarized as follows. First, since the opening of KTX, the number of its users has significantly affected the population growth rate, housing transaction volume, and housing price index of six small- and medium-sized cities in Gangneung and Chungang, with a particularly meaningful effect on the housing price index. Second, with the opening of KTX, the population growth rate of small and medium-sized cities has significantly affected the housing transaction volume, which, in turn, has impacted the population growth rate more substantially. Third, the opening of KTX has significantly affected the volume of housing transactions in small- and medium-sized cities and housing price index. These results suggest that the presence of KTX can be a positive factor in the sluggish housing market in smalland medium-sized cities, reflected by the recent increase in unsold housing units. Therefore, KTX will be a leverage for the urban regeneration of small- and medium-sized cities that are in danger of extinction due to low fertility rates and population decline, and this study will be a valuable reference for future population and housing market policy formulation.
