한국 부동산부문의 생산 및 수요구조 변화추이와 시사점

본 연구는 투입산출표상의 수급균형식을 이용해 총수요 및 총투입 구성요인별 구조변화뿐만 아니라 세 분류(350부문)를 기준으로 한 부동산부문의 수급연관관계를 분석하였다. 분석결과는 첫째, 부동산부문 중 주거서비스부문과 부동산관련서비스부문은 최종수요적 내수산업이나 부동산임대및공급부문은 중간수요적 내수산업에 가까웠다. 둘째, 부동산부문은 후방연관효과가 낮은 산업이지만 부문별로는 특히 부동산관련서비스부문에서 그 특징이 더욱 뚜렷하게 나타난다. 셋째, 부동산부문의 부문간 중간수요 및 투입구조를 보면 부동산자체보다는 타 산업으로부터 영향을 더 크게 받고 있다. 제조업및 건설업으로부터의 영향력은 낮아지는데 반해 금융 및 보험부문으로부터의 영향력은 커지고 있다. 특히 부문별로는 부동산임대및공급부문이 이러한 특징을 대표한다. 마지막으로 부동산부문은 타 산업대비 상대적으로 고부가가치 창출부문이었다. 특히 부동산관련서비스부문에서 높은 부가가치가 창출되었다. 하지만 최근 들어 경제 내 부동산부문의 부가가치비중이 하락추세로 돌아서는 등 전반적으로 침체경향을 보이고 있다. 이렇듯 부동산부문은 세부부문별로 극명한 대조를 보이므로 부동산부문을 분석함에 있어 부문별 분석이 아닌 부동산부문 전체를 대상으로 분석하면 왜곡된 결과를 가져올 수 있다. 그러므로 부동산부문의 구조분석 및 예측, 정책입안 시 세부부문별로 따로 분리해 분석할 필요가 있다.
Abstract
This paper examines the intra-industrial relationship and growth trend in the Korean Real Estate Sectors by the structural change analysis of the Input-Output tables. Major findings are as follows. First, the real estate rental sector indicates to be close to the domestic sector of intermediate demand. Second, the Real Estate sector has been a weak backward linkage effects, and however the Real estate agents and managers sector has the this property. Third, judging from the intra-sectoral relationship, the Real estate agents and managers sector has been more influenced from the finance and insurance other than own sector itself. Forth, the Real Estate sector compared to the other sectors has comparatively been high value-added sector, and but got to be slowdown. Therefore, promoting the merged and compound strategy is needed, and an influx of human capital into Real Estate Industry should be solved in order to overcome the slowdown in this sectors.
