부동산 프로젝트 파이낸싱의 리스크 평가에 관한 연구

본 연구는 재무적 투자자인 금융기관 입장에서 부동산 프로젝트 파이낸싱 대출 심사 시 고려해야 할 모든 리스크 요인을 종합하여 체계적으로 분류하고 각 요인에 대한 중요도를 산출하여 금융기관이 실무상 활용 가능한 평가모형을 제시하는데 그 목적이 있다. 이러한 연구목적을 달성하기 위해 부동산 프로젝트 파이낸싱 연체대출 특성을 분석하였다. 이를 통해 연체대출에 영향을 미치는 리스크 요인 도출과 기존문헌 고찰, 전문가 인터뷰 및 설문조사를 통하여 프로젝트 리스크 요인 식별 및 분류체계를 구성하여 AHP기법을 이용하여 리스크 요인 중요도를 산출하였다. 이를 바탕으로 평가항목별 배점 산출 및 등급 구간별 평가점수를 부여한 평가모형을 구축한 후 K-S 통계량과 ROC 곡선의 기법을 이용하여 연구모형과 금융기관이 실무상 사용하는 평가모형의 적합성을 비교 검증하였다.
Abstract
This study aims to propose a feasible evaluation model that can be actually utilized by financial institutions by synthesizing and systematically categorizing all the risk factors for a financial institution as a financial investor to consider when underwriting a real estate project financing loan and by calculating the importance of each factor. To attain this goal, this article has analyzed the characteristics of real estate project financing overdue loans. Based on it, this research has identified project risk factors and organized a classification system and thereby calculated the importance of the risk factors using AHP(Analytic Hierarchy Process) method through figuring out risk factors affecting overdue loans, considering previous literatures, interviewing experts, and conducting a survey. After establishing an evaluation model in which marks are allotted for each evaluation item and credits are provided to each rating, this study has comparatively verified the appropriateness of the study model and the evaluation model actually used by financial institutions using K-S(Kolmogorov-Smirnov) statistic and ROC(Receiver Operating Characteristic) curve.
