자가 거주가 미혼 가구주의 결혼 결정에 미치는 영향 분석

주택시장 여건과 연결하여 혼인율의 감소와 초혼 연령의 증가의 원인을 찾아보는 연구들이 꾸준히 늘어나고 있으나 자가 거주가 결혼 확률에 미치는 영향을 실증 분석한 연구는 드물다. 본 연구는 2011년부터 2019년까지의 한국노동패널 자료를 이용하여 자가 거주가 미혼 가구주의 결혼 확률에 미치는 영향을 분석하였다. 또한 결혼 확률에 영향을 미치는 제반 요인들의 효과가 가구주의 성별에 따라 다른지를 분석하기 위해 표본을 남성 가구주와 여성 가구주로 구분하여 추가 분석을 수행하였다. 미혼 가구주만을 대상으로 결혼 확률을 추정함으로써 발생할 수 있는 표본선택 편의 존재 가능성을 고려하여 이변량 프로빗 모형을 추정하였으며, 결혼이 관찰되는 시점 2년 전의 자가 거주 변수를 설명변수로 이용하여 결혼과 자가 거주 사이의 역 인과관계로 발생할 수 있는 내생성 문제를 통제하였다. 전체 표본을 이용한 추정 결과 자가 거주 미혼 가구주는 임차 거주에 비해 결혼 확률이 약 5.8%p 높은 것으로 분석되었다. 한편 남성 가구주의 경우 자가 거주의 한계효과가 약 7%p로 측정되었으나 여성 가구주의 경우에는 자가 거주가 미혼 가구주의 결혼에 유의한 영향을 주지 않는 것으로 분석되었다. 결혼시장에서 자가 거주의 지위재로서의 영향, 주택자산의 독립 거주 효과, 자가 거주가 제공하는 주거 안정성과 자산 축적 가능성 등이 미혼 가구주의 성별에 따라 결혼 확률에 차별적 영향을 미치는 것으로 판단된다. 이러한 결과는 자가 거주 대신 주택 소유 변수를 이용하였을 경우나 주택전세시장 대신 주택매매시장 변수를 분석에 이용하였을 경우에도 동일한 방향성을 보였다.
Abstract
Although there has been increasing tries to do research on linkage between the housing market conditions and marriage of young adults, little evidence is available for empirical studies on whether owner occupancy affects marriage. Using Korea Labor and Income Panel Study data from 2011 to 2019, this study examines the effect of owner occupancy on marriage decisions of the head of unmarried household. Additional analysis is conducted to examine whether the effects of factors affecting the marriage decisions depends on the gender of the head of household. A bivariate probit model with sample selection is employed to control for sample selection bias. The endogeneity possibly caused by reverse causality between owner occupancy and marriage is controlled by using two-year lagged owner occupancy status of the head of unmarried household. The empirical results with a full sample including both male and female unmarried heads, suggest that the heads who are owner-occupied are about 6% more likely to get married than who are rented. The marginal effect for the male heads is estimated to be about 7%, but not significant for the female heads. The results also suggest that the effects of factors such as the role of owner occupancy as a positional good in the marriage market, pursuit of independence by housing wealth effect, and housing stability and future capital gains provided by owner occupancy tend to differ according to gender. These findings are robust over other specifications with the owner occupancy variable and local housing market conditions.
