수도권과 부산권의 자발적 및 비자발적 주거이동요인에 관한 비교 연구

초록

본 연구의 목적은 우리나라의 주요 광역권인 수도권과 부산권의 자발적 및 비자발적 주거이동요인 차이를 비교분석하는 것이다. 이를 위해 본 연구에서는 국토교통부의 2019년도 주거실태조사자료를 활용하였다. 본 연구에서는 다항로지스틱회귀분석을 통해 수도권과 부산권의 세부적인 주거이동방향 별로 자발적 및 비자발적 주거이동요인을 분석하였다. 본 연구의 주요 분석결과는 다음과 같다. 첫째, 교외이동의 경우, 수도권 가구는 부산권 가구보다 비자발적 동기요인(주거비부담)의 영향력이 큰 것으로 나타났다. 둘째, 도심회귀의 경우, 수도권 가구의 주거이동과 부산권 가구의 주거이동은 자발적 동기요인(직주근접, 교육환경, 편의시설)의 영향력이 큰 것으로 나타났다. 마지막으로, 지역 내 이동의 경우, 수도권 가구의 주거이동과 부산권 가구의 주거이동은 자발적 동기요인(주거환경평가, 편의시설, 직주근접, 주택규모)과 비자발적 동기요인(재개발)의 영향력이 큰 것으로 나타났다. 이러한 연구결과는 광역권 인구의 주거이동을 이해하고, 수도권과 부산권별 주거이동방향에 따른 특성별로 차별적인 광역권 관리계획을 수립하는 것이 필요하다는 시사점을 제공한다.

Abstract

The purpose of this study is to compare and analyze the differences between voluntary and involuntary residential mobility factors in the Seoul and Busan metropolitan, which are major metropolitan areas in Korea. To this end, the Ministry of Land, Infrastructure and Transport’s 2019 housing survey data were used in this study. In this study, voluntary and involuntary housing movement factors were analyzed by detailed residential movement directions in the Seoul and Busan metropolitan area through multinomial logistic regression analysis. The main analysis results of this study are as follows. First, in the case of suburban migration, households in the Seoul metropolitan area have more influence on involuntary mobility factors (burden of housing costs) than households in the Busan area. Second, in the case of urban regression, residential movement of households in the Seoul and Busan metropolitan area were found to have a large influence on voluntary motivation factors(near work, educational environment, and convenience facilities). Finally, in the case of movement in the area, residential movement of households in the Seoul and Busan metropolitan area were found to have a large influence on voluntary motivation factors(residential environment evaluation, convenience facilities, near-work, and housing size). These findings suggest that it is necessary to understand the residential movement of the population in the metropolitan area and establish a differential metropolitan area management plan according to the direction of residential movement by Seoul and Busan metropolitan area.
