초록

우리나라의 급격한 도시화와 산업구조의 변화는 주택 공간 구조의 변화를 초래했다. 특히, 단독주택의 비율은 1970년대 이후 계속 낮아져 2000년에는 49.9%를 보이고 있다. 이 기간 대부분의 주택공급은아파트였으며 주택소비의 경향 역시 아파트의 선호로 나타났다. 하지만 국토해양부의 연도별 유형별 주택 건설 실적에 의하면 2005년 이후 연간 단독주택 건설 실적은 계속 증가하고 있으며, 국민은행 자료는서울시의 단독주택 가격이 상승했다고 밝히고 있다. 이는 단독주택과 아파트는 더 이상 서로 대체되는주거유형이 아닌 공존하는 주택 유형으로 자리 잡고 있음을 의미한다. 본 연구의 목적은 단독주택의 공간분포를 공간 통계로 진단하고 그 정책적 함의를 찾는 것이다. 이를 위해 1970년부터 2009년까지 단독주택에 대한 서울시 자료를 분석하여 단독주택의 공간적 분포 패턴을 파악하고 있다. 특히, 이 연구는 1970년,1980년, 1990년, 2000년, 2009년 단독주택의 공간 분포패턴의 횡단면 분석(cross-sectional analysis)과 더불어 각 연도 간 연면적 변화를 비교하고 그 정책적 함의를 제시한다. 분석의 방법으로는 Moran's I와Getis-Ord G를 사용하였으며 분석 결과 단독주택은 비록 주택유형에서의 절대적인 비율이 줄어들었으나아파트로 대체되지 않고 계속 존재하고 있음을 알 수 있었다. 또한 새로운 단독주택의 시장이 계속적으로출현하고 있음도 파악하였다. 즉, 높은 지가의 주거지에서 고가의 단독주택이 계속 출현하고 있다. 본 단독주택 연구는 인구구조의 변화에 따른 단독주택 수요의 증가 및 이에 따르는 공간적 집중도를 분석하여효과적인 주택정책의 수립에 기여할 것이다

Abstract

The housing market structure in Korea has largely been influenced by its rapid urbanization and changes of industrial structure. While the supply of apartment housing has been soaring rapidly through the government-led plans, the supply of single family housing has been inclined since the 1970’s. Moreover, consumers have preferred to live in an apartment as well. However, the Ministry of Land, Transportation, and Maritime Affairs recently reported that the number of single family housing development has begun increasing since 2005. As well as, the price of single family housing has been risen. This explains that the single family housing is not any more substituted by the supply of apartment housing development. Further, even though it is limited, consumers start to find attractiveness to live in single family houses. Thus this study attempts to find the spatial pattern of single family housing in the City of Seoul using the total floor area by Dong unit from 1970 to 2009. Adopting Moran’s I and Getis-Ord G statistics, the result depicts that single family housing in Seoul is still concentrated in traditional residential areas. Further, there is highly specialized single family housing market in high income areas. This study provides the basic understanding of geographical pattern of single family housing. Moreover, this study contributes to establish more efficient and adaptable housing policies in the future.
