장소애착에 따른 도시재생 사업 및 Gentrification에 대한 주민 의식 분석－ 도시재생 사업지를 중심으로 －

초록

장소는 개인 또는 집단으로 하여금 특정 의미를 부여하는 공간을 의미한다. 이러한 공간에 정서적 유대, 사회적 친분까지 반영되어 형성된 것을 장소 애착이라 지칭한다. 기존연구에서는 개인의 의식을 반영한 장소 애착은 본인이 속한 커뮤니티에 대한 관심을 설명할 수 있고 또한, 거주하는 지역에 대한 의식을 표출하는 것으로 판단한다. 따라서 장소 애착은 지역에 가지는 지역민의 관심과 의식을 이해하는데 중요한 요소라 할 수 있다. 도시의 공간구조는 국토의 계획 및 이용에 관한 법률(이하: 국토계획법)에 의해서 법제화된 계획인 시·군기본계획에 따라 해당 도시의 공간구조가 변천해왔다. 이러한 변화 속 기존 도심이 쇠퇴하고 신규 도심이 등장하는 과정을 반복하면서, gentrification이라는 개념이 대두되었다. 우리나라의 경우, 재개발·재건축 과정 속에서 비자발적 이주의 형태로 그 모습이 나타났다. 다양한 임대주택의 공급으로 주거문제를 잠식시키는 듯 했으나, 커뮤니티의 분리 및 와해, 지역 정체성 상실과 같은 사회적 문제는 잔재한다. 심각한 문제를 동반하는 현상의 대응방안으로 주목받은 것은 도시재생 사업이다. 하지만 현상을 해결하지는 못하였고, 다수의 선행연구에서는 더 이상 도시재생 사업과 gentrification을 분리시킬 수 없는 개념으로 판단함과 동시에 해결불가 진단을 내렸다. 심각한 문제를 지닌 현상이 필연적으로 발생하는 잔혹적인 상황에서도 관련 연구는 끝없이 이어져나가야 할 것이다. 수많은 연구가 존재하지만 정작 현상을 1차적으로 실감하는 주민들의 의식을 조사한 연구는 거의 존재하지 않는다. 존재하더라도 10명 내외의 소수의 의식을 정성적 분석의 연구이다. 따라서 본 연구는 현재 도시재생 사업(활성화)이 진행 중인 지역을 공간적 범위로 설정하였고 gentrification을 실감할 수 있는 240명의 주민들을 대상으로 설문조사를 진행하였다. 설문조사는 장소 애착, 도시재생 사업 및 gentrification에 대한 의식과 물리적 시설과 비물리적 요소의 필요성 등 주민들의 의식을 반영할 문항들을 포함하였다. 구축한 자료에 기초하여 장소 애착, 필요성, 의식 등의 인과관계를 밝혀내는 것이 본 연구의 첫 번째 목표이다. 이후 분석 결과에 따라 주민주도형으로 나아가는 시기적 과도기에 도시재생 사업의 방향성을 제시함과 동시에 gentrification의 효과를 실감하는 주민들의 삶의 질을 제고시키는데 목적이 있다.

Abstract

Place is a space that is perceived by a person or group with specific meanings. In addition to this, including attachment to physical space, emotional bond and social friendship is called ‘Place Attachment’. This formed according to the individual`s perception, which can explain the interest in the community. It can also represent perception of area. So place attachment is an important factor in understanding the recognition of local residents. Urban spatial structure has been systematically constructed and managed by the authority of institutional guidelines. In this process, the concept of ‘gentrification’ has emerged and is emphasized to the present. Although its cause and form differ, it can occur in any space where the activation of the city is ongoing. In the case of Korea, it appeared as involuntary migration in the process of redevelopment and reconstruction. Though housing problems have been solved by supplying various types of rental housing, there is still a problem of separation and breakdown of communities and loss of local identity. A number of previous studies have been conducted on the gentrification phenomena expressed as ‘double-edged sword’. However, there is no clear solution yet. The impact of this phenomenon of non-resolvable diagnosis primarily affects local residents, but there is little research on them. Even if it exists, it is still a qualitative study of a small group of about 10 people. Therefore, this study was aimed at a large number of residents living in the area where activation will take place by urban regeneration. And we surveyed them for their perception of urban regeneration and gentrification, necessity of physical facilities and non-physical elements. The purpose of this study is to clarify the causal relationship between recognition and necessity through path analysis based on survey data. Finally, according to the result, the end of the line of this study is to propose the direction of the urban regeneration project from the perspective of residents and to improve the quality of life of them suffering the problems of gentrification.
