This paper addresses the effect of two different transportation policy changes on retail market trade area dynamics in a district in Seoul, Korea. We test the effect on retail market area formation and inter-temporal changes in the market area due to transportation policies such as the introduction of new bus routes and the opening of new subway lines. In order to test these hypotheses, we employ a new measure, a gradient of assessed value of commercial land lots. We found that new bus routes might exert merely marginal influence on retail market area especially in the area where transport infrastructure is ready enough to serve the district. On the contrary the introduction of third subway line to the same district where two subway lines have already been operating shows statistically significant effect based on t-test. In addition, we visualize the retail market areas and intertemporal dynamics in the market areas of the district. Our innovative method utilizing tax assessed value data with a measure of their gradients seems to be an effective alternative to district-wide social experiments in urban cities.
