베트남 호치민시의 주택단지 공유공간 분석을 통한 소셜믹스 연구

최근 베트남은 괄목할 만한 경제 성장과 더불어 지속적인 도시화와 고층고밀주택개발로 수직적 수평적 팽창을 경험하고 있다. 이 연구는 호치민시 아파트 단지를 대상으로 거주자와 외부인의 상호교류가 발생하는 공유공간 특성을 바탕으로 주거환경 소셜믹스 실태를 분석한 것이다. 현지 97개 아파트 자료를 수집해 공유공간을 개방형, 소극적개방형, 건물차단형, 펜스차단형 등 유형별로 분류해 분석한 결과 고급 주거 단지 개발과 지역특성 및 개발사의 경제력에 따른 개발 불균형이 소셜믹스를 저해했다. 정책적으로는 도시개발의 법체계의 부재 및 적법한 토지 보상 절차의 부재가 단지내 소셜믹스를 저해하는 주요 걸림돌이었다. 이를 극복하기 위해 도시개발 계획의 위계를 재정비하고 일관성 있는 법체계 구성 및 업무집행이 요구되며 개방형의 중간규모 이상의 아파트단지의 개발이 장려되고 그에 따른 보상규정 마련이 시급하며 보편적 다수에게 보급 가능한 로컬식 아파트 계획이 필요하다. 이 연구는 베트남에서 소셜믹스를 위한 단지 계획방안 및 기초 자료 확보를 위한 탐구적 연구로서 그 의의가 있다.
Abstract
Vietnamese megacities have been remarkably growing with rapid urbanization and many high-rise housing developments. This study aims to investigate the social mix environment by analyzing various public spaces of the apartment complex in Ho Chi Minh City. By the typology analysis of 97 apartment complexes in the city, this study found that the intensity of social interactions relies on high-end features of the complex, project location, and the economic power of housing developers. In addition, the lower level of social mix in housing development derives from a lack of urban development policy for social integration and land compensation system in housing development. Therefore, the government needs to improve the legal system of urban development and compensation procedure. In addition, more affordable housing projects which are bigger than medium-sized complexes should be provided with social interaction environment in public spaces.
