차별화 전략에 따른 최근 도심 공동주택의 공간 특성에 관한 연구 - 2005년 이후 작품을 중심으로 -

본 연구에서는 경쟁력 확보를 위해 차별화된 요소를 공간에 시도하여 도시의 아이덴티티를 구축하게 된 대표적 공동주택 사례를 중심으로 최근 공동주택의 공간 특성을 파악하고자 한다. 분석 대상은 건축전문 단행본에 중복 선정되고 최근 5년 안에 완공된 랜드마크적 작품으로 한정함에 따라 그 대상으로 7개의 작품이 선정되었고 차별화 항목에 대한 기준틀 안에 구성요소들을 분류, 분석하였다. 그 결과는 다음과 같다. 무형의 차별화 전략적 요소인 계획개념은 특정 거주자를 타깃으로 그에 따른 공간계획과 구성을 제시하거나 새로운 개념이 적용된 디자인을 보여주었고, 역사적 스타일 복귀 및 새로운 스타일의 건축을 함께 시도하였다. 또한, 친환경적인 디자인을 추구하고 지속가능한 주거개념과 생애주기에 대응하는 공간 등이 적용되었다. 유형의 차별화 전략적 요소의 공간구성에 있어 발코니와 정원을 중심으로 감성적 특화공간을 제공하고 건축의 스타일은 기능적이나 단위세대의 평면이 다양한 유형으로 공급된 것을 확인할 수 있었다.
Abstract
This study aims to analysis spatial characteri -stics of contemporary urban multi-housing based on the distinction strategies since 2005, and understand differentiating design elements, which are now regards to be essential factors to take the lead in the multi-housing market. Literature review and content analysis methods for this study and 7 multi-housing cases were analyzed. The result of this study were as follows; First, in terms of multi-housing cases, it was found that planning concept, an intangible strategic element for differentiation, set certain housing target residents, and thereby presented spatial planning and configuration or showed a new conceptual design. In addition, It is eco-friendly, rational and sustainable plan by means of functional and future oriented aspects. As aspects of spatial composition of tangible distinction strategic elements, most multi-housings have unique balconies and gardens. Also it was found that the mainstream architectural style of the cases was designed in functionality, but they had a various floor plans available for each unit.
