Abstract
(Background and Purpose) The meaning and trend of residential space have changed rapidly since the COVID-19. Residential spaces have come to play new roles such as work, study, and leisure activities that used to be done outside, and are now responding to these changes centered on interiors. The balcony space is attracting great attention as a private exterior space that can be used in isolation from others by replacing the outside. Therefore, this study began as a basic study of the balcony space plan to respond to future changes in the uniform balcony space of apartment houses. (Method) This study surveyed apartments that were more than half of the types of apartments in Korea. The procedure of this study was first, from the 1960s when apartments were introduced to find out the direction of balcony space planning, the unit generation plane and balcony were organized by era and analyzed the domestic balcony space planning system. Second, it analyzes the recent housing trends that have changed rapidly since COVID-19, and identifies the recent balcony space utilization status and balcony space plans in recent apartment housing cases. Third, it examines the cases of apartment houses specialized in the current balcony space and analyzes the cases of overseas balcony spaces and related systems that have attracted attention since the COVID-19. (Results) As a result of research and analysis on previous studies and domestic balcony-related systems, the institutional development of balcony space has been insufficient since 2005, and balcony space is being used to recover each room area reduced by the increased number of bays. However, after the COVID-19, the domestic balcony space is trying to be used as a space for more diverse activities such as home cafes and plant cultivation, but due to institutional limitations and economic factors in the real estate market, most apartment balconies have a minimum space of 1.5m. In addition, it is difficult to properly utilize the balcony space of apartments in Korea due to the uniform balcony space plan embedded in the outer wall of the building and the public perception that the balcony expansion is the basic premise. (Conclusion) In order to respond to changes in residents' perception and demand for balcony spaces, institutional changes in balcony spaces are urgently needed. The possibility for various balcony space plans should be opened through institutional reviews and revisions related to the national housing scale system, which causes limitations in spatial planning, and balconies that have not changed since 2005. Through this, it is expected that balcony spaces with various sizes, shapes, locations, and feelings of openness will be developed and used as basic research for directional research that improves the quality of life for residents.
