Abstract
(Background and Purpose) Crimes within apartment complexes cause long-term mental and material pain to victims and create anxiety or fear about the residential environment, restricting residents’ use of residential spaces. Research on piloti spaces in residential buildings is necessary to utilize the interior and exterior spaces of apartment complexes effectively. Based on research on crime and crime anxiety, we propose crime prevention through environmental design for the piloti spaces of apartment buildings, which are used in diverse ways. (Method) Based on the basic principles of crime prevention through environmental design, the physical factors of crime anxiety and crime occurrence were identified by analyzing administrative guidelines and previous research. After organizing the elements applicable to the piloti space for crime prevention through environmental design elements applied to the interior and exterior spaces of apartment complexes, we analyzed the design plan, actual application, and maintenance through field surveys and a survey of the importance and satisfaction of residents. (Results) The research and analysis results after classifying the crime prevention environment design characteristics into territoriality, visibility, and accessibility are as follows. In terms of territoriality, all spaces in the piloti space were planned as spaces for residents; however, the actual field survey results showed a high level of anxiety about crime in non-purpose spaces where the use of the space was not determined. Accessibility of non-purpose spaces must be increased so that they can be used as convenient spaces for residents. Further, the structure of the pilot space must be considered to increase the visibility. In the case of wall-type structures, the visibility angle and sense of openness were low, resulting in high levels of dissatisfaction with the surveillance effects of residents. In terms of accessibility, there was high satisfaction with the main entrance and exit through the piloti space and movement passages within the complex. Nevertheless, there was high dissatisfaction with the empty piloti space as a non-purpose space. In particular, when access from the sidewalk was difficult owing to landscaping, anxiety about crime was high. The plan should increase accessibility to sidewalks so that residents can easily use them. (Conclusions) Establish standards for buildings and facilities that apply crime prevention through environmental design by specialized crime prevention organizations. It is necessary to conduct a thorough diagnosis of individual space characteristics and crime risk factors first, followed by the establishment of a system in which customized policies are established, and environmental improvement and maintenance are carried out efficiently.
