초록

본 연구는 주거지 상업젠트리피케이션 발생기전과 주민에게 미치는 영향을 주거지에서 상업공간을 공급하는 메커니즘과 행위자들을 중심으로 설명하는 것을 목적으로 한다. 본 연구는 주거지 상업화는 소비문화의 변화뿐 아니라, 주거지 상업공간 조성을 통해 이윤을 창출하려는 다양한 행위자들의 이해관계에 의해 추동된다고 주장한다. 이러한 과정은 동네주민을 주변화하고, 동네의 사회경제적 축소를 동반할 가능성을 제시한다.

Abstract

This study proposes a conceptual model that explains the causal mechanisms of commercial gentrification in residential neighborhoods and its impact on residents. It particularly focuses on the mechanisms and actors involved in supplying commercial spaces in residential neighborhoods. This study argues that, contrary to the prevailing cultural explanation which emphasizes the role of entrepreneurial shop owners and social media-attached consumers, the commercialization of residential buildings is largely driven by a group of actors seeking profits from such land use transformations. As a result, this process can potentially alienate residents from the urbanization process and exacerbate income inequalities both among residents and between surrounding neighborhoods.
