Abstract

Understanding the housing choice of the older homeowners is important in Korea as the baby boom generation begins to retire en masse. The life-cycle hypothesis proposed by Ando and Modigliani(1963) implies that the older household would draw from the accumulated housing equity to supplement decreased income. However, later studies found a tendency among the older households to hold onto their houses even when they are house-rich and income-poor. This study utilizes a longitudinal data set(KRelS) to identify determinants of the housing downsizing defined as the decreased housing equity. Contrary to the prediction of the life-cycle hypothesis, our analyses show that income variables are not statistically significant in determining the housing downsizing. However, housing wealth reduces the probability of downsizing, implying the bequest motive. Demographic changes such as death of spouse or divorce increase the likelihood of housing downsizing. Overall, our analyses supports the alternative hypotheses rather than the life-cycle hypothesis.
