본 연구는 타지역 거주자의 수요가 주택 및 아파트 가격상승율에 미치는 영향을 직접 및 간접으로 구분하여 분석하였다. 이를 위하여 타지역 거주자의 비중이 상이한 서울, 세종, 지방 등을 분석 대상으로 하였다. 연구 결과, 타지역 거주자의 수요는 서울 아파트 가격상승률 및 세종의 주택 가격상승률에 유의한 영향을 주었다. 또한 타지역 거주자 증가율과 매매증가율의 결합 변수도 유의한 영향을 미치는 것으로 나타났다. 이는 타지역 거주자의 주택에 대한 수요 증가는 전체 수요 증가로 ‘직접적인’ 영향을 줄 뿐만 아니라, 높은 가격을 지불하는 타지역 거주자 수요가 매매가격을 통해 ‘간접적’으로도 영향을 미치는 것으로 해석할 수 있다. 본 연구는 타지역 거주자의 수요가 주택 및 아파트 가격상승에 영향을 미치는 경로를 직접 및 간접 등 다양화하여 분석하였다는 점에서 의의가 있다.
Abstract
Since the demand of out-of-town buyers increase the demand for housing such as apartment, it might affect housing price. This paper analyzes the effect of out-of-town buyers on the price of housing during December 2012~April 2021. The main findings are as follows: first, we find that out-of-town buyers give ‘direct’ effect on the price of house and apartment in Sejong and that of apartment in Seoul. Second, we find that there is the ‘indirect’ effect of out-of-town buyers on price of house and apartment in Sejong and that of apartment in Seoul. In order to analyze indirect effect, we employ the interactions between out-of-town and transaction increase rates. The indirect effect is even larger than that of out-of-town buyers and transaction itself. It might be related with so-called ‘out-of-town buyers of premium’. It is meaningful that we find the direct as well as indirect effect of out-of-town buyers on housing prices. It implies that more study are needed on various influence path of out-of-town buyers.
