The Chonsei and the monthly rent with variable deposit(MRVD) market take a dominant portion in the Korean rental housing market. However, the Chonsei and MRVD market are affected by the sales market as previous studies point out. Therefore, there is the growing necessity for the rental market index that indicates the rental market movement in an independent way from the sale market. This study establishes the rental market index using the conversion rate of chonsei to monthly rent. There are two types of issues in producing this kind of rent index. One is related with the remained deposit volume in hypothetical rent and the other is the weighting method of the index. This study analyzes these issues both in theoretical and empirical perspectives.
