Abstract

· Research topics: Development of a Machine Learning-Based Analytical Model for Predicting Housing Subscription Competition Rates · Research background: Due to increasing uncertainty in the real estate market and the growing complexity of high-risk project financing (PF) loan structures, there is a rising need for predicting housing subscription demand that reflects the participation intentions of actual end-users. Accordingly, this study proposes a machine learning-based model for predicting housing subscription competition rates, focusing on Gwangju Metropolitan City. · Differences from prior research: Prior research has primarily focused on price analysis at the national or capital region level, with few studies specifically predicting housing subscription competition rates, and limited use of machine learning approaches. This study distinguishes itself by developing a predictive model based on regression-based machine learning algorithms, incorporating a wide range of factors—including psycho-emotional and regional socio-economic variables—focusing on Gwangju Metropolitan City. · Research method: Based on apartment subscription data from Gwangju Metropolitan City, this study compares the predictive performance of several models, including Linear Regression, Ridge Regression, and Random Forest, and analyzes the importance of each variable using the RReliefF algorithm. · Research results: Ridge Regression and Linear Regression models demonstrated the highest predictive accuracy, followed by Gradient Boosting, which was able to capture non-linear relationships to a certain extent. Key influential variables identified include the number of specialized high schools, the size of the foreign resident population, and overall life satisfaction. · Contribution points and expected effects: By quantitatively predicting housing subscription competition rates, this study is expected to provide foundational data for local-level housing supply policy planning and real estate project financing (PF) risk management. Furthermore, by integrating socio-economic and psycho-emotional variables, it presents an analytical framework that enables a multidimensional interpretation of housing subscription demand.
