본 연구는 수도권 2기 신도시 형성 이후 나타나는 2기 신도시로의 주거이동 성향을 규명하기 위하여, 2기신도시들의 특성과 이주자들의 거주경험이 2기 신도시로의 주거이동에 어떠한 영향을 주었는지 분석하였다. 연구의 주요 결과는 다음과 같다. 첫째, 연구대상 지역인 2기 신도시들은 서울 및 1기 신도시와의 연계성에 따라 독립적인 경우와 서울 의존적인 경우, 1기 신도시 의존적인 경우로 구분되었다. 둘째, 2기 신도시로의 이주성향은 2기신도시의 특성에 따라 다르게 나타났는데, 독립적인 경우는 접근성에, 서울 의존적인 경우는 사회적 요인에, 1기신도시 의존적인 경우는 경제적 요인에 주목하는 성향이 강하였다. 셋째, 2기 신도시로의 이주성향은 이주자들의거주경험에 따라 다르게 나타났는데, 이전 거주지에서의 거주기간이 길수록, 그리고 신도시에서 거주한 경험이 있는 경우에 거주환경을 중요시하는 성향이 강하였다. 이는 신도시 건설에 따른 인구이동 현상을 주택공급과 주거수요의 관계로만 볼 것이 아니라, 지역적 맥락과 행위자들에 대한 이해를 바탕으로 접근하는 등 다양한 차원에서 고려해야 될 필요성이 있음을 시사한다.
Abstract
This study attempts to analyze how characteristics of second new-towns and residentialexperience of the residents influenced relocation toward second new-towns for the purpose of identifyingrelocation tendencies. The results of this study are as follows. First of all, second new-towns are categorizedinto three cases according to the connectivity between Seoul or first new-towns and them. One isindependent, another is dependent on Seoul, and the other is dependent on a first new-town. Secondly, therelocation tendencies toward second new-towns are different according to the characteristics of second new-towns. While those who relocate to the independent case pay more attention to accessibility, those whorelocate to the dependent case on Seoul pay more attention to social factors. And those who relocate to thedependent case on a first new-town pay more attention to economic factors. Thirdly, the relocationtendencies toward second new-towns are different according to the residential experience of the residents.Those who have longer time at the previous habitation and had lived in the first new-towns pay moreattention to residential environment. This suggests that attention to other sides of the demand and supplyof housing is recommended to properly comprehend the phenomenon due to the construction of new-towns.
