Abstract
This study uses the Extreme Value Theory(EVT) to measure the tail risk of the house price return distribution as Value-at-Risk(VaR) and compares the performance of various methods for calculating it. The stability of the housing market is very important for the gradual growth of the economy. The risk of housing price is the phenomenon that the volatility of house price is getting larger. The critical part of housing price risk management is to accurately measure the risks that may arise in the future. VaR, a fundamental indicator of financial risk, plays a major role in the area of market risk management. VaR is conceptually simple and easy to apply, but is not appropriate for extreme values. To overcome the shortcomings of VaR, EVT is employed. Extreme values are very important from a risk management point of view. When the housing market is more likely down, it is necessary to predict the housing price risk accurately and come up with a plan in advance considering the unfavorable situation. In this study, the GP distribution is applied to extreme values. For the calculation of VaR, we use parametric, quasi-parametric, and nonparametric methods. We compare the relative performance of each model using the rolling window method to predict VaR. According to the results, the distribution of housing returns is heavily skewed to the left, so that the VaR of the left tail is larger than that of the right tail. Among the models considered, the GARCH-EVT model well describes the given data.
